Tenants

First Step

Look at the properties we have on offer and contact us to arrange a convenient time and date to view anything suitable.

Have you found a property you like?

Please come along to our office for further information and to fill out an application form. The application should be completed and and returned to us as soon as possible along with your holding deposit as set out on our fees page in the FAQ section (one per property). This is required as proof of your intention and commitment to proceed with the tenancy. This will be held by us whilst your references are processed.

ID and References

We will gather references from your current and previous landlord. We will undertake a credit reference on your behalf for which we will need photo identity in the form of a passport or driving license for each person over the age of 18 involved in the tenancy. We will also need your National Insurance Number and a bank or building society statement. Proof of your right to rent in the UK is also required.

Deposit

We require one months rental as a deposit.
We hold your deposit in a ring-fenced Clients bank account and the money is overseen by MyDeposits which is a government approved tenancy deposit holding scheme. Any disputes regarding deposits are adjudicated by MyDeposits and their ruling in all cases is final.

Housing Benefit / Universal Credit

If you are claiming Housing Benefit or are on Universal Credit you will need to complete a Pre-Tenancy Determination Questionaire which is available online.
This will be used to assess the rent and your personal circumstances and will determine the amount of financial help you will receive.
